Ambassadori Island Batumi Attracts $450 Million in New International Investment in 2026
Ambassadori Island, the artificial-island development rising on the Black Sea coast in Batumi, is having a landmark 2026. Two major international developers have signed agreements worth more than $450 million combined to build their own complexes on the island, construction is running years ahead of schedule, and the project has picked up international awards and a growing string of appearances on global investment stages. Here's what's happened this year.
Two New International Developers Are Building Here
Origami Holding — $200 million. In May 2026, Origami Holding — a Georgian development and hospitality group with an 18-year track record, more than three million square metres designed across the country, and past projects including the White Sails development in Batumi — signed an agreement to build a multifunctional complex on Ambassadori Island, backed by a $200 million investment.
HOLM Developments — over $250 million. In August 2026, HOLM Developments, a fully equity-funded developer based in Dubai with more than AED 1.1 billion (roughly $300 million) in land and construction guarantees, signed an agreement to build a 140,000 sqm multifunctional complex on the island. The deal, signed directly between the CEOs of both companies, marks HOLM's first project in Georgia and was celebrated with a launch presentation attended by international media and investors from Dubai.
Between the two agreements, more than $450 million in new international capital has committed to building on Ambassadori Island within a few months of each other, on top of the island's own ongoing construction.
The Island Itself Keeps Growing
While the new partnerships were coming together, work on the ground didn't slow down. As of mid-2026, the project had reclaimed 48 of its planned 84 hectares from the Black Sea, extending 500 metres into the sea, and investment commitments tied to the project are being fulfilled five years ahead of the original schedule.
Construction of the First Tower, the island's debut 58-floor building, is moving fast too. Foundation piles reach 65 metres deep, with the first 35 piles installed following a full cycle of test piling and laboratory validation. Above ground, one construction zone has already poured a documented 3,820 square metres of formwork with 950 linear metres of reinforcement in place, and a three-level, 300-vehicle parking structure is taking shape.
Its International Profile Is Growing Too
2026 has also been a big year for Ambassadori Island's standing on the world stage. In June, the project won two categories at the Luxury Lifestyle Awards — Best Luxury Coastal Masterplan Development and Best Luxury Urban Development in Georgia. Earlier in the year, the project presented at MIPIM in Cannes and the Monaco International Investment Forum, two of the real estate industry's most established international gatherings, and took part in the Polish–Georgian Economic & Investment Forum in Tbilisi.
In Batumi itself, the project unveiled its "Smart City" vision, developed together with global engineering firm Arup, at the city's GREMO 2026 forum, part of a broader master plan that dedicates nearly half the island's 84 hectares to parks and green space.
What This Means
Taken together, it's a strong year: new international capital, faster-than-planned construction, and a rising international profile all pointing the same direction. For a megaproject of this scale, that kind of visible progress across land, construction, partnerships, and recognition all at once is exactly the kind of momentum worth watching.
